What We Are Called Out For
Most calls we get trace back to the age of the door itself. Housing across this service area went up mostly between 1964 and 1999, with a lot of it clustered around 1979, and that means a good share of the openers and torsion springs out there are original or close to it. Springs on a door that old have usually cycled tens of thousands of times, and when they let go, they let go without warning - that's the call we get most.
After springs, it's rollers and hinges that have worn past adjustment, and openers with drive gears that have finally stripped. The mild temperate climate here doesn't put the same freeze-thaw stress on tracks and hardware that colder parts of the country deal with, but salt air and humidity still work on exposed springs, bottom brackets, and unsealed steel over the decades, so corrosion shows up on older doors even without hard winters.
We also get calls on panels dented by a car bumper or a stray baseball, and on cables that have frayed off the drum. What we don't do is pretend every door is worth saving - on some of the oldest one-piece doors from that 1960s-70s stock, replacement parts are hard to source, and a straight swap-out costs less in the long run than chasing discontinued hardware.
