On a house from around 1980, the jobs we run into most are spring replacement on doors that have never been serviced, cable fraying at the bottom bracket, and rollers that have gone from nylon to metal-on-metal grinding. Openers from that build era, if original, are long since retired, so most of what we see is a second- or third-generation opener paired with the original track and hardware - which is fine, as long as the track hasn't been bent trying to force a misaligned door. We also see panel damage on doors that took a hit from a car or a storm gust; steel sectional panels from this period dent easier than what's sold now. What we don't see much of here, compared to the older 1960s stock elsewhere in the area, is the flat one-piece door with obsolete side hardware - that's more of a problem in older pockets closer to Nokomis. If your door is original to a 1980 build and still running on its first spring set, it's not a matter of if it fails, it's when, and it usually happens on the hottest day of the year when the metal has expanded the most.

Across the wider service area the housing spans 1964 to 1999 with a median around 1979, and a lot of that stock leans 1960s and 1970s. Ridge Wood Heights, at a median build year of 1980, sits just past that midpoint - one of the newer pockets rather than one of the oldest. With about 2,463 households and a median income of $68,463, it's a smaller, working, owner-heavy neighborhood rather than one of the larger tracts we serve. That combination - later build year, established households - tends to mean doors that have been replaced or upgraded at least once, rather than untouched originals. It also means we're less likely to run into the truly obsolete hardware you find in areas built before 1965. The mild temperate climate here doesn't stress doors the way freeze-thaw regions do, but humidity and salt air still take a toll on unpainted hardware and exposed springs over four decades.
